CASE STUDY: Luxury Safe Room – Jeddah Waterfront Villa

Project Location: Jeddah Waterfront, Saudi Arabia

This project demonstrates the implementation of a high-security sanctuary within a luxury 900 m² villa. The client required a solution that prioritized immediate access and architectural discretion, without the need for heavy excavation or structural disruption to the waterfront property.

01. Property Context & Objectives

Designed for a family of five, this project focused on rapid response to personal security threats. The objective was to create a "last line of defense" that remains entirely invisible to guests and staff.

Key Requirements:

  • Immediate Access: Direct entry from the primary living quarters.

  • Non-Invasive Construction: No excavation or heavy foundation work required.

  • Threat Protection: Ballistic resistance, forced entry prevention, and blast protection.

  • Required Autonomy: 7 Days.

02. Engineering & Technical Specifications

The safe room was built using a modular reinforcement system integrated into the existing room's architecture.

  • Room Type Luxury Reinforced Safe Room

  • Surface Area 25 m²

  • Wall Reinforcement Ballistic steel plating & reinforced concrete

  • Protection Level Bulletproof (UL 752 Level 8) & Explosion resistant

  • Entry System Concealed biometric armored door (matching interior decor)

03. Life Support & Comfort

Despite its primary function as a fortress, the interior maintains the high-end aesthetic of the villa while providing critical life support.

  • Internal Layout: Custom sofa beds, an integrated communication console, and hidden emergency storage compartments.

  • Air Filtration: Compact NBC Micro-Filtration Unit providing 90 m³/hour of purified air.

  • Water Autonomy: 120-liter emergency storage supplemented by a medical-grade filtration unit.

  • Food Reserves: 7-day emergency supply (77,000 kcal total) stored in climate-controlled cabinetry.

04. Energy & Communication Hub

In the event of a total grid failure, the safe room operates as an independent command center.

  • Energy: High-capacity Lithium battery backup system providing 48 hours of full autonomy.

  • Communication: Redundant link including satellite phone and encrypted internet to ensure contact with emergency services or private security.

05. Investment & Implementation

This solution offers a highly efficient security-to-cost ratio for urban luxury environments.

Total Project Cost: Starting from $885,000

Includes design, ballistic reinforcement, NBC systems, and architectural finishing.

BUNKKER Advantage: For waterfront properties like this Jeddah villa, the "No Excavation" approach prevents risks related to the water table while ensuring a level of protection comparable to military bunkers.
